1.  I wouldn't say "Urgent!" in an ad like this.  Sometime we say, "Priced to move!"

2.  In British English you say "flat;" in American English you say "apartment."  You normally rent a flat or an apartment.  If you sell it, it's a condominium.

3.  I don't know the word loggia.  

4.  The next sentence I would write as, "Close to transportation and shopping, with excellent schools."

5.  The final sentence I would write as, "Please contact the Real Estate Agent at [phone number]."
